Il FIA2 was founded by CDPI Sgr on 5 December 2016.
FIA2 became operational on 21 February 2017.
Type: alternative closed-end property investment fund reserved for professional investors pursuant to Art. 6, paragraphs 2-quinquies and 2-sexies, of the Consolidated Law on Finance and the related implementation decrees, as well as to non-professional investors who can subscribe to units of reserved funds pursuant to Art. 14, paragraph 2, of the Ministry of Economy and Finance Decree of 5 March 2017 No. 30.
Mission: property investments, both direct and through investment in other property Collective investment undertakings, dedicated to (i) the smart housing sector, to increase leased housing supply and services to sections of the population no longer able to invest in residential or non-residential property for reasons linked to living conditions, (ii) the smart working sector, to the create independent workstations and co-working offices for young freelance professionals and companies in the start-up stage, and (iii) the promotion of research, innovation, technology, education and training sectors, through the creation or provision of talent incubators, co-working spaces, self-managed innovation laboratories (so-called fablabs), nursery schools, school classrooms, arts and crafts experimentation spaces etc.
Amount: €100 million.
Duration: 30 years, plus any extension not exceeding three years.
Scope of action: Italian Republic.
Minimum unlevered performance target: 2.5% above inflation in terms of the internal rate of return to be shown during the acquisition stage of all transactions.
